Blending old and new

The difference between a good addition and an obvious one comes down to details most people never consciously notice: roof pitch carried through, siding and trim profiles matched, window proportions and head heights aligned, floor levels continuous.

Matching an older roofline or a discontinued siding profile takes work. It is the part of the job we care most about, and it is where the cheapest bid usually shows.

Permitting and code in Duval County

Additions go through JaxEPICS, the City of Jacksonville’s electronic permitting system. Permit fees are calculated on construction valuation, and impact fees are assessed separately — worth building into your budget from the start rather than discovering later.

Duval County is in the wind-borne debris region, so every new window and door in the addition must be impact-rated with a Florida Product Approval or Miami-Dade Notice of Acceptance. Jacksonville designs to a 130 mph ultimate design wind speed for standard residential risk category under the Florida Building Code, 8th Edition. An addition also has to tie into the existing structure in a way that carries those loads properly, which is why the connection detail matters more than anything you will see once it is finished.

Setbacks, lot coverage and easements decide what is physically possible before design begins. We check those first.

Addition or ADU?

If what you need is genuinely independent living space — separate entrance, its own kitchen — an accessory dwelling unit may serve you better, and follows a different set of rules including a 750 sq ft or 25%-of-the-house size ceiling. An attached addition that shares the home’s entrance and kitchen is not an ADU and is not bound by those limits.

The right answer depends on who is going to live there. We will talk it through before you spend money on drawings.

Usually yes. We phase the work and seal the opening between existing and new space.

How long does an addition take?
Design and permitting typically takes longer than people expect; construction depends on size, and on whether it is single or two-story.

Can you match my existing exterior?
Usually. Discontinued products sometimes require a judgement call, and we will show you the options rather than deciding for you.

Do you handle the plumbing?
Yes. We are licensed plumbers as well as building contractors, so bathroom and kitchen additions stay in-house.
